Bonita Springs Pressure Washing: Roofs, Homes and Pavers

Bonita Springs pressure washing has one wrinkle most of the region does not, which is how much of the housing here sits inside a community association. If you are in a gated or deed restricted community, the first question is not what it costs. It is who is responsible for the surface you are looking at.

Who pays, you or the association

This catches people out and it is worth two minutes before you book anything.

  • Your roof, your driveway and your lanai are usually yours, in a single family home
  • Shared walkways, community walls, entry features and common area pavers are usually the association
  • In attached villas and townhomes the line moves, and sometimes the roof is a common element

Read the declaration, or ask the manager, before paying to clean something the association was going to clean anyway. It does happen.

If the letter you received was a violation notice rather than a bill, we set out how Florida association rules actually work, including the fine limits and your right to a hearing, on a separate page.

Salt, sand and the beach side

Closer to the water you get two extra problems that inland Bonita does not have. Salt spray leaves a film that holds dirt, and wind blown sand scours and dulls screens and painted surfaces. Neither changes the method, both change how often it is worth doing.

West of 41 toward the beach, once a year is usually not enough for lanais and screens. Further inland the normal schedule applies.

What Bonita Springs pressure washing costs

Typical Southwest Florida ranges, not a quote.

  • Driveway: $100 to $350
  • House soft wash: $200 to $600
  • Lanai or pool deck: $150 to $400, cages priced separately
  • Roof soft wash: $300 to $900
  • Paver sealing: $2.50 to $4.50 per square foot

Most companies hold a minimum of $100 to $250, so bundling surfaces into one visit is the cheapest way to do it. Call (239) 307-0275.

Questions people ask

Does my HOA cover roof cleaning in Bonita Springs?

Sometimes, in attached housing where the roof is a common element. In most single family communities it is the owner. The declaration decides, not the state.

How often near the beach?

Lanais and screens often want twice a year west of 41 because of salt film and blown sand. Roofs stay on the usual two to three years.

Can you do it while I am up north?

Yes, with access to an outside tap and somebody reachable by phone. Ask for before and after photographs if nobody is on site.
